Five Hints for Shorter Turn Times
The appraisal profession is evolving continuously. Often, it seems, appraisers are asked to include more information or have steps added to their process. They do this additional work to ensure their client is presented with the best data to be had. To keep up with the continuously changing requirements, 2055 Appraisals, Inc is constantly seeking new tools and tweaking processes in order to increase efficiency so we can do more work for our customers. At 2055 Appraisals, Inc we know that time is important to everybody, so here are a handful of items you can do to lower turn times on any appraisals ordered from 2055 Appraisals, Inc.
- Are you ordering appraisals online?
- With online ordering, you receive automatic e-mail confirmations that the order was received, and fast, secure .PDF format report delivery. This is the single biggest time saver available to both of us! No longer do we have to manually enter information from a fax, and nor will you wonder whether the order was received.
- Verify that the subject property data is accurate and complete.
- Being just one number off on the street address can really unnecessarily delay an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. We even welcome lists of recent sales from the area — though be advised that professional appraisers must always do their own due diligence on comparable sales, and ours may be different from yours.

- Be sure to let us know about the property's unique characteristics.
- It's relatively easy to appraise a cookie-cutter home. What takes time is analyzing how unique elements contribute to or detract from what otherwise would be a property's market value. When you order your report, let us know if there are unique details of the home or surrounding area -- for example, it's had a recent addition built on, it's subject to zoning restrictions, it's prone to flooding. While these are things that we will find out on our own, knowing them sooner makes your report arrive sooner.
- Are you making the homeowner of the home aware of what to expect?
- One of the most inefficient tasks of the appraisal process is confirming an appointment with the occupants of the home. We understand that a homeowner may be uncomfortable with a stranger looking in every corner of their home, taking pictures, and making lots of notes. Thinking that it will increase the value, a few homeowners think they need to make the place spotless before the appraisal inspection. So they put off the appointment until they can get around to cleaning.
Coming from you -- the person they have been working with on their loan -- a little knowledge about the appraisal process, who we are, and especially that dusting and polishing won't make it more likely their sale will close, and can decrease the time it takes to inspect a home. Our website has several pages of useful information about the appraisal process for homeowners. Please feel free to share it with your customers. Tell them to call us if they want to meet our staff and learn more about our services. Remind them it benefits them to set the appointment as quickly as possible!
- Easily keep tabs on the status of your report on our website.
- No more phone and fax tag. Up-to-the-minute status updates are available online, anytime, 24/7. As each important milestone in an assignment is completed, that information is available instantly to you online. It's never been faster to keep track of the status of your report.
