What You Can Expect from Us: Honesty, Accuracy, and Professionalism

At 2055 Appraisals, we take our responsibility to you seriously. Real estate appraisal is not just a service; it is a licensed profession held to strict ethical standards and ongoing education requirements. When you work with us, you can expect accuracy, transparency, and respectful treatment every step of the way.

Our main responsibility is to our client. In most cases, that is the lender who orders the appraisal during a real estate transaction. That means we are required to protect the confidentiality of that report and only share results with the client who requested it. If you are the homeowner and want to see the appraisal, you will typically need to ask your lender for a copy.

We are also held to high standards of accuracy and professionalism. Our work must reflect the scope of the assignment, use sound methods, and be based on verified data. We continuously maintain our education and stay current with industry guidelines so that every report we produce meets the highest expectations.

At 2055 Appraisals, ethics are not just a requirement, they are how we do business. You can trust us to deliver fair, reliable results with integrity.

Appraisers will regularly need to consider the interests of third parties, including homeowners, sellers and buyers, or others. Those third parties normally are spelled out in scope of the appraisal assignment itself. An appraiser's fiduciary responsibility is only to those third parties who the appraiser is aware of, based on the scope of work or other things in the framework of the order.

Appraisers also have duties outside of boundaries of clients and others. For example, appraisers must backup their work files for a minimum of five years - something else 2055 Appraisals, Inc diligently adheres to.

While working on an order, we follow the highest ethical standards possible. We never do assignments on contingency fees. That is, we are not able to agree to do an appraisal report and get paid only if the loan closes. We can't do assignments on percentage fees. That is perhaps the appraisal professions biggest taboo, because it would invite fraudulent practices since raising the estimate of the home would increase the their paycheck. We set ourselves to a higher standard. Other improper practices may be defined by state law or professional organizations that the appraiser belongs.

The Uniform Standards of Professional Appraisal Practice (USPAP) also defines a violation in ethics as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)," "a direction in assignment results that favors the cause of the client," "the amount of a value opinion," as well as other situations. We diligently follow these rules to the letter which means you can be assured we are going above and beyond to objectively determine the home or property value.

As soon as you request an appraisal from 2055 Appraisals, Inc we'll make sure you're getting the professional service you expect along with an ethical approach with appraisals that we're known for.
